At 52 stories, the New York Times Building is among the tallest towers in Manhattan. The unique architectural design of the building included a complex system of exposed steel framework, which requires routine maintenance for its protective coating.
One of the building’s principal owners, Brookfield Properties, engaged Champion to provide maintenance and repair that included updated epoxy intumescent fireproofing and adding a new urethane topcoat to the exterior framing and associated members. The scope of work also included surface preparation and overcoating of dunnage steel and roof curtain wall steel.
Working on a 52-story building in the middle of Times Square, where daily pedestrian traffic ranges from 190,000 to 450,000 individuals, called for an innovative access strategy that incorporated a two-point scaffold suspended by a counterweight system located on the roof. On-the-ground public safety considerations included the implementation of sidewalk bridges and substantial netting.
The completion of this high-profile project has launched a strong new relationship between Brookfield Properties and Champion, yielding the possibilities of future work on Brookfield’s wide array of properties. Commenting on the elements that came together to create a positive outcome, Anthony Maracic, President of Champion Painting, said, “This could not have been a successful project without a working partnership between the owner and Champion.”
